Booking Conditions and General Information - Please read carefully
Quality Cottages, Cerbid, act as the Letting Agent for the owners of the property. The hiring contract is between the Hirer and the Owner of the property for which the booking is made and incorporates the conditions set out below:
Authority to Sign
The person signing the booking form certifies that he/she is authorised to agree the Booking Conditions on behalf of all persons included on the Booking Form. The signatory must be a member of the party occupying the property and must be 18 years of age or over. Bookings cannot be accepted from parties of young people under 18 years of age.
Payment
Bookings are to be accompanied by a deposit of one third of the rent plus £27
Booking Fee. The balance of the
rent must be paid 56 days (8 weeks) before the commencement of the holiday.
Non payment of the balance of the rent on or before the due date shall
be construed as a cancellation of the contract by the Hirer. The full rent
is payable if the occupation date is less than 56 days (8 weeks) from the
date of booking.
Hirer's Obligation
The Hirer agrees:
To pay for any breakages, losses or damage to the property before departure.
To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The Hirer is responsible for any additional cleaning costs incurred.
To permit the owners and Agent reasonable access to the property to carry out any urgent maintenance.
Not to sublet or share the property except with persons nominated when booking.
The maximum number of persons allowed at the property is clearly stated and must not be exceeded. (Owners reserve the right to terminate the hire without notice and without refund in case of a breach of this condition).
Pets WELCOME FREE
A maximum of 2 is welcomed FREE at most properties, but not all so please check under individual properties.
Where no charge is made for pets it is on the express condition that pet owners are responsible for any extra cleaning that may be required, either in the property or in the grounds.
Pets MUST NOT under any circumstances be allowed on any soft furnishings or beds.
Pets MUST have their own blankets to protect the floor coverings at all times.
Prior consent MUST be obtained for more than the agreed number of pets in the brochure.
Pets MUST not cause any annoyance, become a nuisance or intimidate occupants of adjoining properties.
Pets MUST NOT, at any time, be left alone in the property.
The breed/type of dog must be declared upon booking and on the Booking Form
Please note, certain breeds of dogs are unwelcome at some properties.
Owners must never allow pets to defecate in the grounds where children may play.
Failure to clean after pets may be heavily surcharged.
Cancellation
If the Hirer wishes to cancel the booking he should
advise Quality Cottages, Cerbid, immediately by telephone, followed by a confirmatory
letter. Upon receipt of such letter the Agent will (but without any obligation
to the Hirer) use their best endeavours to obtain a replacement letting and,
if such replacement is obtained, will then refund to the Hirer any monies received
less a handling charge. If the Agent is unable to relet the OWNER shall be entitled
to retain all payments already made and to recover, if not already paid, the
balance of the hiring charge.
Non-availability of Property
If, for any reason beyond the Agent's control, the property is not available
on the date booked, all rent paid in advance will be refunded in full.
The Hirer shall have no further claims against the Owner or Agent.
V.A.T.
There is no extra charge for VAT. Where VAT is payable the tax is included
in the quoted weekly rent. Should the tax vary, the Agents reserve the
right to vary the rental.
Caring for your Safety
Every reasonable effort has been made to indicate possible safety hazards
in the property description. However, it is guestsÕ responsibility (particularly
parents with young children) to inspect the property and grounds immediately
on arrival and note any possible hazards. Check the layout of your holiday
property so that in an emergency you can get out quickly and easily.
Please read and respect any warning/hazard/restriction notices that the
owners have placed in the property
Cottages and the Countryside
Please remember that many of our older properties have low windows, were
built before the days of minimum ceiling/door heights, easy stair gradients,
cavity insulation and damp proof courses, also countryside activity (farming
etc) and animals can be noisy and smelly at times!
Arrival and Departure Times
Properties are normally only available after 4.30 p.m. on the day of
arrival and must be vacated by 10. 00 a.m. on the day of departure please.
Bed linen
Almost all of our properties provide bed linen and beds are fully made
up and ready for your arrival.
However, personal towels, tea towels and cot linen are not normally provided.
Any exceptions are clearly shown.
Christmas & New Year Festivities
Many of our properties are available throughout the winter. At Christmas
most owners provide a complimentary Christmas tree and decorations.
Small Party Discounts
We actively encourage couples, small families or the solo guest to enjoy
our larger cottages by offering substantial Small Family Discounts throughout
the year. See discounts alongside the Price Group of each property from £20 to £75
off the weekly rental for small parties. Babies count as 1. Discounts
do not apply to Winter Short Breaks.
Complaints
Every effort has been made to ensure that you have an enjoyable and memorable
holiday. If however, you have any cause for complaint we are anxious
that remedial action is taken as soon as possible. It is essential that
you contact the Owner or his representative immediately if any problem
arises so that it can be speedily resolved. Discussion with the Owner
or his representative whilst you are in residence usually enables shortcomings
to be rectified straight away. If you cannot make contact with the Owner
or his representative or if the complaint is more complicated please
telephone Quality Cottages. If after this you feel that the complaint
still remains unresolved then notify Quality Cottages, Cerbid, in writing,
within 7 days of returning from your holiday. Please help us to help
you by following this procedure which is designed to effect the speediest
possible investigation and rectification of complaints. We cannot subsequently
consider any complaints or enter into any correspondence about them unless
this procedure has been followed.
General
Quality Cottages, Cerbid, is a long established holiday cottage letting
agency and takes great care in the selection of holiday cottages but
has no direct control over the regular care and maintenance of the cottage
or of the contents, within or outside the property.
Every reasonable effort has been made to ensure that the descriptions/photographs
are accurate and all statements by the Agent are made in the honest belief
that they are accurate at the time of going to press. However, all distances
are approximate and facilities may be altered or withdrawn for reasons
outside the AgentsÕ control for which we cannot accept responsibility.
Occasionally improvements and alterations may be advised to us after
the publication of the brochure. We will notify you of any major amendments
or other details contained in the brochure at the time of your booking
or at the earliest possible opportunity thereafter.
All information in this brochure is given in good faith but the Agent
makes no warranties as to such information (or any part of it) as has
been provided by the owner/third parties and which, despite original
verification of such information by the Agent, has become incorrect or
incomplete.
Quality Cottages, Cerbid, its employees and agents shall not be under
any liability to the Hirers or third parties for any loss or damage arising
from breach of contract, negligence, mis-representation or otherwise
Provisional Reservations, Summer, Winter or Christmas
Many of our cottages are automatically reserved each year by our past
guests. To help guests reserve the property of their choice, we are very
happy to accept provisional reservations for the following year Ð even
several years ahead! Guests are under no obligation and we make no charge
for this service.
Reception Service
Owners, or their representatives, will call or contact you either on
the evening of your arrival or the following morning, to ensure you are
completely satisfied and nothing has been overlooked. This is only one
of the many conditions owners agree to upon being accepted for our Quality
Cottages selection.
Verification
All properties have been inspected, or are awaiting inspection, by WTB
personnel and have complied with and are indeed far above their required
standards. Many are luxuriously appointed and offer a degree of comfort
unsurpassed in self-catering holidays.
Commitment to Quality
As an old established family run business working with a small, tightly
knit team, we use our considerable knowledge of the area to assist all
our guests in the selection of their quality holiday in Wales.
The care that is taken in the selection of each and every property, the
location and all the other factors involved in making a perfect holiday,
is reflected in our name Quality Cottages. We accept less than 10% of
all properties we are invited to inspect. This should not only ensure
continuity of standards but should give the client greater confidence
when booking.
In our endeavour to preserve our standard of quality, we, unlike other
Agencies, have relatively few properties, around 170 in fact, thus enabling
the staff at Quality Cottages to give the utmost care and attention to
the requirements of our clients.
Property Visits
Most properties are visited annually by various members of our team and
by myself.
