Mediterranean style villa in own grounds in a restful, rolling landscape of great beauty offering solitude, total seclusion surrounded by indigenous pastureland.

The first floor lounge leads to a sun room with patio doors to garden enjoying beautiful elevated views over the grounds and surrounding fields, designated a `Site of Special Scientific Interest'.

The immediate grounds, garden and lakes have been landscaped by the owner - a talented designer/builder (a 20th Century Capability Brown) - who occasionally has to be in attendance for maintenance purposes and stays, during this time, in a screened off mobile home.

Cardigan Bay and Marine Heritage Coast

Cwm Tydu is a sheltered sand and shingle cove, New Quay a bustling harbour village - Dylan Thomsas'

'cliff top perched town' and Llangrannog with 2 sandy coves are all within a short drive.

A boat trip from New Quay to spot Cardigan Bay's resident bottle nosed dolphins is a real treat and don't miss the nearby 'Honey Farm' - the largest working honey farm in Wales.

Aberaeron with its picturesque harbour, colour washed houses and a variety of pubs, restaurants, shops and art galleries is an easy drive away and nearby Llanerchaeron in the lush Teifi Valley is a gentleman's residence which has been newly restored by the National Trust.

Lots of things to see and do and places to visit close to this wildlife haven holiday cottage.

ACCOMMODATION:

3 bedrooms sleeping a maximum of 6 plus cot.
1 double with en suite bathroom on first floor leading to balcony overlooking garden, 1 bunkroom, 1 small double both on ground floor.
Bedlinen provided.
Separate shower room on ground floor with washbasin and WC.
Kitchen fitted with electric cooker, microwave, fridge. Separate dining area.
Utility Room with sink, automatic washing machine, larder fridge and WC.
Lounge on first floor with wood-burning stove, colour TV, three easy chairs and occasional seating leading to
Sun Room with patio doors to garden enjoying beautiful elevated views over the grounds and surrounding countryside. Three seater couch and easy chair.
Payphone.
Grounds very large unenclosed garden with two, large unfenced lakes, one 7ft deep, one 5ft deep (care with children), rowing boat. Games room for table tennis, net for tennis and badminton on lawn. Surrounded by 32 acres of pasture and woodland to explore.
Ample parking.
Fuel inclusive May to September - outside these dates £20 per week. Night storage heaters throughout and wood-burning stove.
No smoking in house please.
