Accommodation Details:
2 Large Bedrooms sleeping a maximum of 4 plus travel cot; 1 king size double, 1 twin.
Bedlinen provided.
Bathroom with full suite on first floor.
nb: The 1st floor is reached via a circular stone staircase (steep steps), reminiscent of a secret panel staircase - very low ceiling in part and may be difficult for the elderly.
Kitchen galley type with electric cooker, microwave, fridge, dishwasher, washing machine.
Lounge/Diner a feature of the room is a huge stone Inglenook fireplace, large and heavily beamed ceiling, small Elizabethan leaded light windows, antique Welsh dresser, grandfather clock, tv/dvd, comfortable seating. Highchair. (One of the most characterful and atmospheric rooms in this brochure)
Fuel starter pack of coal and logs. Central Heating £15 per week May to September; £20 per week October to April.
Grounds private and enclosed garden with garden furniture. Access to 90 acres of farmland with fishing in nearby river.
Ample parking.

- Step back in time and enjoy the special atmosphere of this unique ancient homestead full of colourful home comforts together with modern conveniences.
- Expertly restored with many original features including a massive inglenook fireplace, original circular stone stairway & some low ceilings with ntique furnishings including a traditional Welsh dresser with a fabulous display of blue & white china.
- The Ancient Houses Commission recently 'dendro-chronologically' dated the timbers of Llys Derwin to be from 1575.
- Adjacent to, but separate from the farmhouse is ~Derwin, Property Ref 925(925)~, furnished with some fine Welsh antique furniture.
- Enjoy the freedom of the owners farm (nearby) with fishing in the river nearby.

- This was the original railway track between Caernarfon and Porthmadog.
- Criccieth has a range of amenities including bank, post office, internet cafe, interesting and independent shops, supermarkets, chemist, doctors, and filling station.
- Just north of Porthmadog and Borth y Gest on the edge of the Snowdonia National Park.The busy harbour town of Porthmadog has a good range of local facilities including bank, post office, internet cafe, fuel station, supermarkets, doctors surgeries and vetinary surgery.
- To the west is the Lleyn Peninsula with a score of coves, harbours and vast stretches of safe, sandy beaches, Black Rock sands the closest.
- The coast path is 84 miles of diverse landscapes including open countryside, wild heath and coastal features.
- This sprawling sandy beach is ideal for bathing, boating, watersports and cast fishing. Drive your vehicle directly onto the sands - ideal for the elderly and infirm.
- Walk along the beautiful coastal path and enjoy this Blue Flag awarded pebble beach with sand at low tide. Backed by concrete steps, access is easy.
- Two Blue Flag awarded beaches to choose from, Marine is a pebble beach with wonderful views and pleasant for walking. Main beach, a mixture of sand and pebbles has lots of rock pools to explore.

- On a fine day the great little train ride from Porthmadog to the slate quarry museum at Blaenau Ffestiniog, should not be missed or the train ride to the top of Snowdon - quicker than walking!
- There are several magnificent castles to explore within easy driving distance; Criccieth, Harlech, Caernarfon and Beaumaris.
- There are a number of lovely beaches along the Lleyn Peninsula, enough to choose a different one for each day of the week and more; Criccieth has two, Llandanwg, Dinas Dinlle, Warren, Black Rock, Harlech and Fforyd.
