Ground Floor Open Plan. Kitchen area: electric cooker, microwave, fridge with ice box, automatic washing machine, curtained shelves. Sitting/Dining area, 2 seater sofa, easy chair, tv, dining table and 2 chairs, spiral staircase to galleried bedroom, large picture window.

Veranda table and chairs, lovely views.

Bathroom on ground floor, corner bath, toilet, washbasin.

Fuel oil central heating £10 per week October to March inclusive outside these dates.

Grounds garden area adjacent to cottage with grass covered banks and shrubs; covered sitting area on veranda with magnificent views over the Dee Valley and owner’s field .

Parking for 2 cars.

Rural cottage, with magnificent views over wooded rolling hillsides and a patchwork of well tended fields dotted with small manor houses - a short drive away from Bala Lake.

Set on a hillside above the River Dee in the beautiful Vale of Ederynion, the eastern gateway to Snowdonia National Park, this little cottage, modestly but comfortably furnished, has been converted from an ancient barn and the galleried bedroom is reached via a spiral staircase from the sitting/dining room.

Interesting and characterful features include exposed beams, high sloping ceilings, skylight windows and handsome exposed window lintel beams

French doors open onto a long front veranda - perfect for relaxing on and enjoying the glorious scenery of this peaceful, quiet valley.

Bala, Lake, Railway & Farmers Market

Picturesque Bala with its 4 x 1 mile lake famously deep and clear and delightful lakeside railway is just 7 miles away and has a good range of local amenities including interesting individual shops, supermarket, post office, bank, internet cafe, doctors surgery, vet and a filling station. A Farmers Market selling excellent local produce is held on the 1st Sunday of each month at Rhyd Estate 7 miles away from Bala on the A5.

Dee Valley, Bala, Fishing Tickets

Lovely walking country with pretty villages, hidden haunts and good eateries to discover - day licences for fishing can be obtained locally.

Mountain Bike Trail to the Clwydian Range

Keen cyclists will enjoy this easy 5 mile ride in an Area of Outstanding Natural Beauty which starts at the Pump House in the village Cilcain climbs steadily to the Clwydian Ridge and then finishes with a thrilling single track down hill ride.

Tyddyn Llan Restaurant, Bryn Tirion Inn & Pale Hotel

Tyddyn Llan Hotel (Welsh Restaurant of the Year winner recently) is within strolling distance and the more modest Bryn Tirion Inn is also nearby. Pale Hotel is a Victorian Country House one of Wales' finest Victorian architectural gems near Bala set in 16 acres of gardens and open to non-residents - just a short drive from the Barn above the Dee Valley.

Bala Lake near country country cottage

Bala Lake, or Llyn Tegid, with sailing and windsurfing (the largest natural lake in Wales) is a few miles away. Within an hours drive are the Vale of Conwy with Bodnant Gardens (National Trust), Chirk Castle and Erddig near Wrexham all with a beguiling mixture of plants to bewitch and enchant garden lovers.
