Booking Conditions and General Information - Please read carefully


Quality Cottages, Cerbid, act as the Letting Agent for the owners of the property. The hiring contract is between the Hirer and the Owner of the property for which the booking is made and incorporates the conditions set out below:

Authority to Book - your reservation is a legally binding contract
The person making the booking certifies that he/she is authorised to agree the Booking Conditions on behalf of all persons included in the party. The person making the booking must be a member of the party occupying the property and must be 18 years of age or over. Bookings cannot be accepted from parties of young people under 18 years of age.

Infants
Infants are children under the age of two years on the date of travel. It is your responsibility to inform us of the number of infants to be included at the time of booking as this could affect the capacity of the property in question.

Refundable Good Housekeeping Deposit

Some properties require a house keeping deposit which is intended, and may be used, to offset the cost of remedying any breakages, damages or losses sustained by the owner and any unbudgeted costs incured, by the owners/caretaker, for restoring the property to a suitable clean and tidy condition ready for the next guests. In the event of a claim by the owner, which must be made within seven days of your departure, to Quality Cottages, who will as agents act as intermediaries between owner and guest in the event of a dispute and will assist in trying to reach an amicable and fair conclusion for both parties. Provided the property is left as found at the end of the rental, no claim will be made and your deposit will be refunded in full.

Payment
Confirmed bookings are to be accompanied by a deposit of one third of the rent plus £35 Booking Fee. You are then responsible for the balance of the rental which is due no later than 56 days (8 weeks) before the commencement date of the holiday irrespective of any subsequent cancellation. If your holiday commences within the 56 days (8 weeks) you are required to pay the full rental and booking fee when booking.

Hirer's Obligation
The Hirer agrees to pay for any breakages, losses or damage to the property before departure. To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The Hirer is responsible for any additional cleaning costs incurred.
To permit the owners and Agent reasonable access to the property to carry out any urgent maintenance. Under no circumstances are repairs to be carried out without the owners/agents prior consent.
Not to sublet or share the property except with persons nominated when booking. The maximum number of persons registered with us at the time of booking must not be exceeded without prior notice – any small party discount applied may need to be repaid. (Owners reserve the right to terminate the hire without notice and without refund in case of a breach of this condition).

Dogs WELCOME FREE
We encourage owners to accept dogs which are welcomed FREE at many of our properties, but not all so please check the number accepted and any charges that may apply under individual properties.
To avoid difficulties on your arrival, prior consent needs to be obtained for more than the specified number of dogs as shown on the property details or if any other type of pet eg cat, hamster etc can be accepted.
Pet owners are responsible for any extra cleaning that may be required, either in the property or in the grounds. Owners must never allow pets to defecate in the grounds. Failure to clean after pets will be surcharged.
Soft furnishings and beds are for humans only.
Please bring your own pet blankets to protect floor coverings.
Do not allow your pets to cause any annoyance, become a nuisance or intimidate occupants of adjoining properties.
Pets must not be left alone in the property - damage is often caused by pets left alone in unfamiliar surroundings.
The breed/type and number of dogs are declared on booking.
Please note — Owners reserve the right to refuse certain breeds of dogs.

Cancellation
If the Hirer wishes to cancel the booking for non-insurable reasons the hirer should advise Quality Cottages, Cerbid, immediately by telephone, followed by a confirmatory letter. Upon receipt of such letter the Agent will (but without any obligation to the Hirer) use their best endeavours to obtain a replacement letting and, if such replacement is obtained, will then refund to the Hirer any monies paid. If the Agent is unable to relet the OWNER shall be entitled to retain all payments already made and to recover, if not already paid, any outstanding balance of the hiring charge. N.B. We recommend that you ensure you are protected by your own cancellation insurance.

Non-availability of Property
If, for any reason beyond the Agent's control, the property is not available on the date booked, all rent paid in advance will be refunded in full. The Hirer shall have no further claims against the Owner or Agent.

Caring for your Safety
Every reasonable effort has been made to indicate possible safety hazards in the property description. However, it is guests responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Please read and respect any warning/hazard/restriction notices that the owners have placed in the property.
Access statements are available on our web site. Please refer to these when choosing a holiday for guests with special requirements. Please DO NOT rely on assumptions and feel free to discuss your needs in depth to ensure you have all the relevant information.

Cottages and the Countryside
Please remember that many of our older properties have low windows, were built before the days of minimum ceiling/door heights, easy stair gradients, cavity insulation and damp proof courses. They can be prone to recurring damp patches during wet or humid weather. Grass cutting, gardening and external maintenance are weather dependent and may be carried out during your holiday. We cannot be held responsible for any disturbance which is beyond our or the owners control including any building work or farming activity close to the property.

Mobile Phones and Broadband
Neither mobile phone reception or Broadband connection speeds can be guaranteed.

Arrival and Departure Times
Properties are normally only available after 4.30 p.m. on the day of arrival and must be vacated by 10. 00 a.m. on the day of departure please.

Complaints Procedure
Every effort will have been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint we are anxious that remedial action is taken as soon as possible. It is essential that you contact the Owner or his representative immediately if any problem arises so that it can be speedily resolved. Discussion with the Owner or his representative whilst you are in residence usually enables shortcomings to be rectified straight away. If you cannot make contact with the Owner or his representative or if the complaint is more complicated please telephone Quality Cottages. If after this you feel that the complaint still remains unresolved then notify Quality Cottages, Cerbid, in writing, within 7 days of returning from your holiday. Please help us to help you by following this procedure which is designed to effect the speediest possible investigation and rectification of complaints. We cannot subsequently consider any complaints or enter into any correspondence about them unless this procedure has been followed.

Your personal information
All personal and other information and details collected by Quality Cottages in the course of our business, belong to the us and will not be disclosed to any third party except to the Property Owner (and/or his representatives) in connection with a Booking.

General
Quality Cottages, Cerbid, is a long established holiday cottage letting agency and takes great care in the selection of holiday cottages but has no direct control over the regular care and maintenance of the cottage or of the contents, within or outside the property.
Every reasonable effort has been made to ensure that the descriptions/photographs are accurate and all statements by the Agent are made in the honest belief that they are accurate. However, all distances are approximate and facilities offered may be altered or withdrawn for reasons outside the Agents control. The Agent can accept no liability what so ever for any errors, inaccuracies or omissions, or for any matter in any way connected with or arising out of the publication of this information. Occasionally improvements and alterations may be advised to us after the publication of the brochure. We will notify you of any major amendments or other details contained in the brochure at the time of your booking or at the earliest possible opportunity thereafter.
All information in this brochure is given in good faith but the Agent makes no warranties as to such information (or any part of it) as has been provided by the owner/third parties and which, despite original verification of such information by the Agent, has become incorrect or incomplete. Quality Cottages, Cerbid, its employees and agents shall not be under any liability to the Hirers or third parties for any loss or damage arising from breach of contract, negligence, mis-representation or otherwise

Provisional Reservations, Summer, Winter or Christmas
Many of our cottages are automatically reserved each year by our past guests. To help guests reserve the property of their choice, we are very happy to accept reservations for the following year or even years ahead! (10% deposit of current seasons price required) This Brochure/Supplement supersedes all previous brochures
