Booking Conditions and General Information - Please read carefully

Quality Cottages, Cerbid, act as the letting Agent for the Property Owner. The hiring contract is between the Hirer and the Property Owner for which the booking is made and incorporates the conditions set out below:

Authority to Book - your reservation is a legally binding contract

The person making the booking certifies that he/she is authorised to accept the Booking Conditions on behalf of all persons included in the party. The person making the booking must be a member of the party occupying the property and must be 18 years of age or over. Bookings cannot be accepted from parties of young people under 18 years of age.

Infants are children under the age of two years on the date of travel. It is your responsibility to inform us of the number of infants to be included at the time of booking as this could affect the capacity of the property in question.

Refundable Security/Breakages Deposit

Some properties require a security/breakages deposit which is intended, and may be used, to offset the cost of remedying any breakages, damages or losses sustained by the owner and any unbudgeted costs incurred, by the Property Owner, for restoring the property to a suitable clean and tidy condition ready for the next guests. In the event of a claim by the owner, which must be made within seven days of your departure, to Quality Cottages, who will as Agent act as intermediary between Property Owner and Hirer in the event of a dispute and will assist in trying to reach an amicable and fair conclusion for both parties.

Provided the property is left as found at the end of the rental, no claim will be made and your deposit will be refunded in full within 72 hours of check out.


Confirmed bookings are to be accompanied by a deposit of one third of the rent plus £39 Booking Fee. You are then responsible for the balance of the rental which is due no later than 56 days (8 weeks) before the commencement date of the holiday irrespective of any subsequent cancellation. If your holiday commences within the 56 days (8 weeks) you are required to pay the full rental and booking fee when booking.

Hirer's Obligation

1. The Hirer agrees to pay for any breakages, losses or damage to the property before departure. To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy.

2. The Hirer is responsible for any additional cleaning costs incurred.

3. To permit the Property Owner and Agent reasonable access to the property to carry out any urgent maintenance. Under no circumstances are repairs to be carried out without prior consent from the Property Owner/Agent.

4. Not to sublet or share the property except with persons nominated when booking. The maximum number of persons registered with us at the time of booking must not be exceeded without prior notice – any small party discount applied may need to be repaid. (Property Owner reserves the right to terminate the hire without notice and without refund in case of a breach of this condition).

5. All Quality Cottages are non-smoking, so the Hirer is responsible for ensuring none of the guests smoke during their stay.

Dogs Welcome

We encourage owners to accept dogs which are welcomed FREE at many of our properties, but not all do, so please check the number accepted and any charges that may apply under individual properties.

To avoid difficulties on your arrival, prior consent needs to be obtained for more than the specified number of dogs as shown on the property details.

Hirer is responsible for any extra cleaning that may be required, either in the property or in the grounds. Hirer must ensure that any dog mess in the grounds is removed, failure to adequately clean-up after pets will be surcharged.

Dogs are not allowed on soft furnishings and beds. Please bring your own pet blankets to protect floor coverings.

Do not allow your pets to cause any annoyance, become a nuisance or intimidate occupants of adjoining properties. Pets must never be left alone in the property for any reason, unless the guest has brought a suitable dog crate/cage. Any damage caused by pets must be reported immediately to the Property Owner.

The breed/type and number of dogs must be declared at time of booking. Please note — Property Owner may reserve the right to refuse certain breeds of dogs.


If the Hirer wishes to cancel the booking for non-insurable reasons they should advise Quality Cottages, Cerbid, immediately by telephone, followed by written confirmation. Upon receipt the Agent will (but without any obligation to the Hirer) use their best endeavours to obtain a replacement letting and, if such replacement is obtained, will then refund to the Hirer any monies paid excluding the booking fee. If the Agent is unable to relet the Property Owner shall be entitled to retain all payments already made and to recover, if not already paid, any outstanding balance of the hiring charge. N.B. We recommend that you ensure you are protected by your own cancellation insurance.

Non-availability of Property

If, for any reason beyond the Agent's control, the property is not available on the date booked, all rent paid in advance will be refunded in full. The Hirer shall have no further claims against the Property Owner or Agent.

Caring for your Safety

Every reasonable effort has been made to indicate possible safety hazards in the property description. However, it is the Hirer's responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Please read and respect any warning/hazard/restriction notices that the Property Owner has placed in the property. Please ensure you familiarise yourself with the region's emergency services and contact information prior to your holiday.

Access statements are available on our web site and provided by the Property Owner, the Agent cannot be held liable for their accuracy. Please contact Quality Cottages prior to booking so that we can advise on the most suitable properties to match your needs and requirements.

Cottages and the Countryside

Please remember that many of our older properties have low windows, were built before the days of minimum ceiling/door heights, easy stair gradients, cavity insulation and damp proof courses. They can be prone to recurring damp patches during wet or humid weather. Grass cutting, gardening and external maintenance are weather dependent and may be carried out during your holiday. We cannot be held responsible for any disturbance which is beyond control of the Agent or Property Owner including any building work or farming activity close to the property.

Mobile Phones and WiFi/Internet connectivity

Neither mobile phone reception nor broadband connection speeds can be guaranteed. Guests must adhere to the acceptable usage policies of the rented property's internet service provider. The party leader will be responsible for any unlawful activity conducted over the provided internet service for the duration of the stay.

Standard rural connections speeds range from 1mb to 10mb for downloads, it you are bringing multiple devices and may require more than this, we suggest you check with specific properties before booking.

Arrival and Departure Times

Properties are normally only available after 4:30 pm on the day of arrival and must be vacated by 10:00 am on the day of departure please. An earlier check-in may be possible, but must be agreed directly with the Property Owner prior to arrival.

Complaints Procedure

Whilst every effort will have been made to ensure complete satisfaction with your holiday accommodation, in the unlikely event that you will have cause to raise a complaint, you must follow our complaints procedure listed below:

a) Complaints or concerns should be raised immediately with the Property Owner or designated contact (found on your confirmation email). If this is not possible, you should contact Quality Cottages who will endeavour to seek resolution on your behalf. Quality Cottages accepts no liability for its actions in putting matters right performed on behalf of the Property Owner, who shall be solely liable.

b) If, after the above step has been taken, or satisfaction is still not obtained the complaint should be made in writing to Quality Cottages via email on [email protected], or by post to our head office address during your stay.

c) Compensation cannot be requested or paid for any complaints not made during the holiday, irrespective of whether they are subsequently upheld or not.

Your personal information
All personal and other information and details collected by Quality Cottages in the course of our business, belong to the us and will not be disclosed to any third party except to the Property Owner (and/or his representatives) in connection with a Booking.

Gift Vouchers

Vouchers may be purchased in denominations of £25, £50 and £100 up to a maximum value of £500. Vouchers can be redeemed against the cost of your holiday up to a maximum of £500 per booking.


Quality Cottages, Cerbid, is a long established holiday cottage letting agency and takes great care in the selection of holiday cottages but has no direct control over the regular care and maintenance of the cottage or of the contents, within or outside the property.

Every reasonable effort has been made to ensure that the descriptions/photographs are accurate and all statements by the Agent are made in the honest belief that they are accurate. However, all distances are approximate and facilities offered may be altered or withdrawn for reasons outside the Agents control. The Agent cannot accept liability for any errors, inaccuracies or omissions, or for any matter in any way connected with or arising out of the publication of this information. Occasionally improvements and alterations may be advised to us after the publication of the printed brochure. We will notify you of any major amendments or other details contained in the brochure or online at the time of your booking or at the earliest possible opportunity thereafter.

All information on the website www.qualitycottages.co.uk, or in the printed brochure(s) is given in good faith but the Agent makes no warranties as to such information (or any part of it) as has been provided by the Property Owner/third parties and which, despite original verification of such information by the Agent, has become incorrect or incomplete. Quality Cottages, Cerbid, its employees and agents shall not be under any liability to the Hirers or third parties for any loss or damage arising from breach of contract, negligence, mis-representation or otherwise.

Voucher Code Terms & Conditions

From time to time we may run voucher codes, these are in strict conjunction with the below voucher code terms and conditions: 

You can use the voucher to book cottages exclusively on our website www.qualitycottages.co.uk, by inserting the code in the designated field and pressing Apply. 

The voucher is valid strictly provided between the dates provided and can only be used once. 

The discount will be deducted from the total booking cost. 

You may not exchange or redeem the voucher for any cash or equivalent. You may not post the voucher on the Internet or any other public place, or forward it to any other person. 

You cannot use the voucher in conjunction with other vouchers or offers (eg. cashback and existing offers on our website).  
- It cannot be used in conjunction with any last minute discount promotions OR small party discount bookings.  

Quality Cottages reserves the right to modify, suspend or cancel the voucher at any time. 

Quality Cottages reserves the right to cancel the required booking if the voucher is used in an improper manner. 

The code must be applied before the completion of the booking.
