All our reviews are independently handled via Feefo, that means each review is a 100% verified customer visiting Kemendine Harbour View.
Our family, x2 adults (40-ish ;-) ) and x2 children (13y and 10y) thoroughly enjoyed our stay at Flat 3 Kemendine Harbour View 2nd week of July 21 for 7 nights. Whilst this is a 4 star review, please do read the gotcha's which we personally found acceptable. If there was a 4.5 star rating we would have opted for that or an 8.5/10 instead.Location:Perfect: Overlooks the North Beach harbour and North beach itself. You can watch the tide come in and out all day long. This view is from the living room and twin bedroom. The master bedroom is at the back of the flat and had a view of other building behind. Our children sat most days eating lunch or dinner when we stayed in on the living room window seat. The flat is literally 1min walk to the North Beach harbour, 2-3mins walk to North Beach and the same 2-3mins walk to South Beach. Walking into town is 2-3mins depending on where you want to go. Then obviously longer if you venture further.Shops:As above 2-3mins for the town shops and local amenities. There is a small stepped alley way as a short cut which is used all the time so perfectly safe. Town shops include for e.g Boots, local sweets and ice-cream shops, pubs, bars and restaurants. Depending on then where else you want to it would add another 5-10mins walking time.Restaurants:We opted to self-cater (see below) in the main, but did try the Italian next door (book in peak season as it gets very busy). It was nice, but in our opinion pricey, although portions quite large. We also tried the Indie Burger in town which was very nice (especially for us as vegetarians) and well priced. Choice of vegan or falafel burger.Self-catering:We chose to self-cater vs. eat our every day for all meals. On arrival we went to the local Sainsburys. It is a approx 6-7 mins walk from the flat and again easy to get to and walk back with shopping. We didnt use an alternative service, but whilst we were there, we did see both a Morrisons and Asda home delivery van, so there may be these stores within delivery distance. Whilst it not a super-store its bigger than a Sainsburys local, so you can get most things there including Quorn.Parking (also see Access below)So this is the first gotcha. There is no parking for the flat and none nearby. Your options are the Sainsburys long stay, Five Arches pay and display (at the time of our stay, limited long stay) or North Beach long stay. We opted for the Sainsburys long stay as it was where we regularly went anyway for shopping and trips out, so could check-in on the car. At the time of our stay it was £25 for the week, which seems to be the going rate in most long stay car parks. But be warned, when it gets busy, locals or other tourists, staff will close it off. So you may have gone out for the day and come back at a time it was full, and cant get in. It does seem to be the most popular parking for people to stay and then walk to the beach. Ground floor is the short stay only. Floor 1 is reserved for local businesses. Floors 2 and above are long stay. I agree with other reviews, the parking spots are tight and can be tricky especially when other have parked wonky or not centre in their spot.ApartmentNew, modern, well kitted out. Rooms are a good size with space for bags and equipment if you have it. Kitchen is modern with all conveniences and new applicance, including dishwasher and washing machine. There is a good range of crockery and cutlery to make and use for meals. There is a small breakfast table for 4 which is great for breakfast, but here comes gotcha 2. There is no other place to eat, so we frequently found ourselves eating in the living room on the sofa, as there isnt a larger dining table. Unfortunately during our stay the dishwasher (whilst new) developed a leak, which we reported to the owner. It wasnt a major issue, but my wife and I would have preferred not to be washing up as we were meant to be on holiday too!Living room has plenty of space and large comfortable sofas. There is also a nice fireplace, which we didnt really use, as it was warm. Bonus, large 60 inch (I think, maybe larger) smart TV with Sky and Netflix. So watching the World Cup final was perfect! The TV is mounted high up, so it takes a little getting used to if your home one is at sitting eye level.Downstairs bathroom is new and modern, with a lovely walk-in shower including rain shower.Main bedroom is large and spacious, and includes a 2nd toilet. While this wasnt an issue for us, we though a 2nd bathroom or shower would have been useful.Twin room, is a good size and ideal for children to share. It also has a small cupboard which contain the ironing board and vacuum cleaner. The bedroom has fresh linen and towels when we arrived and there were plenty of spare towels should you need them.AccessThe key to the apartment is in a safe box at the front door. This seems the norm for holiday rentals, as all the flats next door had the same. Flat 3 is on the 3rd floor and there are 4 flights of 6 to 7 steps to navigate. This wasnt an issue for us, but if you have a lot of heavy luggage etc to carry up and down, just be ready for the workout. As above, as there is no parking, on arrival or departure youll have to park on the kerb, or a little further up on the bend where there is more space. The road is narrow and in parts 1 way, so youll have to let traffic pass. Also its double yellow lines , everyone has to do the same, so they are patient. We didn't see any traffic wardens. In addition to this, during peak season (which we recall to be July-Oct), the town and the street Flat 3 is on has restricted access and is pedestrianised. So between 10.30am-5.30pm, cars are not allowed in. Therefore youll have to manage your check-in and check-out times accordingly.
